Observational Data in the context of Spatial Finance is classified as any data used to compare against Asset Data to provide insights. [1]

Observational data may covering everything, from freely available open datasets from the non-profit space to cutting-edge hyper-detailed results from niche commercial providers, observational data comes in a huge range and diversity. These comparisons can be run at different scales, depending on the user’s application.
